- Market Research Department
Our in-house research team continually updates more than 100 fields of data on nearly 10,000 commercial properties in the Houston region and over 6,000 apartment complexes in all major Texas Markets: Austin, Dallas/Fort Worth, Houston, San Antonio. We are committed to providing the most comprehensive and accurate property data throughout the state. We analyze and interpret trend data on occupancy, rents, absorption, construction and other factors, and publish statistical reports and newsletters to help real estate professionals make better decisions. We also offer various market studies, including feasibility and market rent analyses, Housing Tax Credit studies, highest-and-best-use analyses, as well as lease audits and customized recommendations on how to improve an under-performing property.
- Appraisal Department
O'Connor & Associates is the largest independent commercial real estate appraisal firm in Houston, with appraisers on staff. We also handle Single-Family appraisals. Our staff of 34 consists of experienced appraisers and a production support organization. Our success lies in combining our knowledge of all property types with our ability to compile pertinent information in specified formats. These formats fit the requirements for private and public companies, investors, lenders, national and regional developers, and national, state and local government entities. - Property Tax Department
O'Connor & Associates is the largest property tax consulting firm in Texas. We filed over 67,000 protests in 2006 throughout Texas, reducing property taxes for our clients by over $40 million. Our licensed tax agents and administrative support team can help property owners by filing personal property renditions, reviewing tax statements, protesting over-assessed property values and attending informal tax hearings and appraisal review board meetings. If necessary we take the tax reduction process to the litigation phase in an attempt to further reduce assessed values. O'Connor & Associates has become a proven leader in the area of aggressive property tax reduction.
- Federal Tax Reduction Department
Our real estate professionals provide cost segregation reporting for federal income tax reduction by calculating costs of property components and segregating each to the correct depreciation lives, including short-life classifications. Shorter depreciation time lowers taxable income. We’ve completed hundreds of reports across the country, saving our clients millions in federal taxes.
